L visa - invitation letter question

I plan to visit China as a tourist under the L visa and stay at my friend's house with his permission. He will write me an invitation letter. However, he is not currently residing in China, and nor will he be when I am visiting China. Will this be a problem? Will he still be able to write me an invitation letter to invite me to stay at his property while I am visiting China even though he is not currently living here and won't be there while I am?

 

Please any help would be appreciated!
