Seal script translation - help please...

Hi, posted about this around 7-8 years ago but didn't have much luck and left me more confused.

I have been told that the 3 black characters translate to "xue xian xie" or "by xue xian". Possibly the painters name?

I have also been told elsewhere that these characters reference the subject matter of the painting, like a title and not the artist. "learning to be like the immortals". (Bonhams Chinese art specialist from Singapore told us this)

The top red seal apparently translates to "he zhi yin" or "seal of the crane".

And the last seal, the painters mark? is indecipherable apart from the 3rd character which is "shi" or "clan/family".

If Xue Xian is the painters name, can Chinese characters or translations be misspelt? Possibly Xue Xuan? There is an notable artist who's landscapes share some similarities to our paintings and to an English speaker, share strikingly similar names.

Really interested to find out what we can and really nail down the last seal, possibly confirm the artists name?

Thanks in advance.
